BENGALURU: Apple has taken up an additional 64,125 sft at WaveRock Tower 2.1 in Hyderabad, taking its overall India office footprint to more than 5 lakh sft across Bengaluru and Hyderabad.
Documents accessed via Zapkey show the company’s lease commitments now add up to more than Rs 1,400 crore in rental obligations.The new Hyderabad lease, effective July 1, 2025, will cost Apple about Rs 80.15 lakh in rent every month. The company already occupies 2.32 lakh sft in the same campus from an earlier 2016 lease, struck at a rent of Rs 47 per sft. The escalation to nearly Rs 80 lakh a month in the fresh deal underlines how Apple has continued to expand its presence in Hyderabad, where it first set up large-scale back-office operations almost a decade ago.In Bengaluru, Apple has gone even bigger. In August 2025, it signed a 10-year lease for about 2.7 lakh sft at Embassy Group’s Embassy Zenith project, with a starting monthly rent of Rs 6.3 crore. The agreement is expected to cost the company over Rs 1,000 crore over the duration of the lease, including car park and maintenance charges, making it one of the highest-value office deals in the country. Apple also operates from Prestige Minsk Square on Cubbon Road, where it leased 1.16 lakh sft in 2021 at a monthly rent of Rs 2.43 crore.
The 14-floor facility includes a three-level parking block for 740 cars, metro access at its doorstep, and a 12,600 sft Caffè Macs cafeteria, mirroring the company’s global campuses.“With these leases, Apple has emerged as one of the most significant global tech occupiers in India’s commercial office market. The scale of its commitments highlights both the strategic importance of India to its global operations and the ability of Bengaluru and Hyderabad to attract marquee occupiers at a time when demand for premium office space is intensifying,” Raja Seetharaman, Propstack co-founder, told TOI.The office buildout comes alongside Apple’s retail expansion in India. This week, the company is opening Apple Hebbal in Bengaluru, its first store in South India and third in the country, after Apple BKC in Mumbai and Apple Saket in Delhi. The new store, staffed by a 70-member team drawn from 15 states, will showcase Apple’s full product lineup and offer Today at Apple sessions for students, creators, and business owners.

Foxconn has commenced iPhone 17 production at its new facility in the city, which represents the contract manufacturer’s second-largest operation outside China. Built with a substantial investment, the unit signals Apple’s intent to scale up production in India, further underscoring Bengaluru’s growing importance in the company’s worldwide manufacturing ecosystem.
