Luxury high-rise flats have been launched in Alwar, Rajasthan, for the first time, marking a significant shift in the city’s residential landscape. Typically, buyers have to wait several years for possession after a residential or commercial project is formally launched. However, a newly introduced development in the city has generated considerable buzz for a different reason.

Boots, a company in the infrastructure and construction sector, has formally launched Boots Heights – Aravali Apartments, described as Alwar’s first luxury high-rise residential project.

The development signals the beginning of organised vertical living in the city.

Alwar’s First Premium High-Rise Project

Located in Surya Nagar, Boots Heights is being presented as the city’s first premium high-rise residential offering, designed for families and professionals seeking an elevated urban lifestyle.

The project comprises two towers, each with 15 floors and five apartments per floor, offering a total of 150 modern 2 and 3-BHK flats. The starting price is Rs 5,500 per square foot.

Possession Within Six Months

One of the most striking aspects of the project is the promise of possession within six months, making it one of the few ready-to-move luxury developments in the region.

The project was originally under NBCC, a government company, which has already completed the civil structure. Boots later acquired the project through auction, enabling a faster possession timeline. Buyers are expected to receive their flats within approximately six months.

The project is projected to generate revenue of Rs 150 crore.

Boots Heights is situated on the Delhi-Alwar Road (SH-25), approximately 18 kilometres from the Delhi-Mumbai Expressway. It is also close to Alwar Junction railway station, the central bus depot and the Matsya industrial area.

Its location in the peaceful neighbourhood of Surya Nagar, combined with proximity to key commercial hubs, positions it as a viable option for both end-users and investors.

Design And Lifestyle Features

Among the standout features are open views of the Aravali hills, spacious balconies, large windows and an attractive façade design expected to redefine Alwar’s skyline.

Boots Heights will offer what is described as Alwar’s largest swimming pool, along with a modern clubhouse, pickleball court, fitness and wellness zone, indoor and outdoor recreation areas, landscaped gardens and dedicated spaces for children and senior citizens.

The project includes 24×7 manned security, advanced surveillance systems, controlled entry and exit points, and modern fire safety infrastructure.

Deepak Rai, Managing Director of Boots, said that the mindset of homebuyers in Alwar is evolving. “People now want not just a house, but better design, facilities and a complete lifestyle," he said.
