Dubai has long positioned itself as a safe regional hub, but with Iran's missile strikes, short-term travel bookings appear to have slowed.

Luxury hotel rates in Dubai appear to have taken a sharp hit as regional tensions linked to the Iran war weigh on travel sentiment, with several five-star properties now available at prices far lower than usual.

A look at current listings shows that some of the city’s most premium beachfront and downtown hotels are offering substantial discounts. We checked the results based on three nights for two adults.

At the iconic FIVE Palm Jumeirah Dubai, a superior room is currently priced at ₹65,972 for three nights, down from a struck-off rate of ₹1,01,808. Even after adding ₹16,352 in taxes and fees, the revised pricing reflects a significant drop for a high-end resort property on Palm Jumeirah.

Similarly, the Marriott Resort Palm Jumeirah, Dubai, is available at ₹37,756 for three nights, plus ₹10,003 in taxes and fees. The Hilton Dubai Palm Jumeirah is listed at ₹44,494, with an additional ₹11,519 in taxes and fees included. Both are five-star beach properties located around 16.1 km from downtown Dubai, highlighting how even prime coastal real estate is seeing softened demand.

The downturn is even more evident beyond the Palm. Pullman Dubai Jumeirah Lakes Towers, another five-star property in the Sheikh Zayed Road area, is currently listed at ₹22,624 for three nights, with ₹6,599 in additional taxes and fees. Meanwhile, Taj Dubai in Business Bay is available for just ₹35,836 plus additional taxes.

For travellers, these rates translate to roughly ₹7,500 to ₹22,000 per night at premium hotels that typically command far higher tariffs during stable periods.

Industry watchers say such pricing suggests a clear impact on tourism demand as uncertainty in West Asia intensifies. Dubai has long positioned itself as a safe regional hub, but with Iran’s missile strikes, airspace disruptions, short-term travel bookings appear to have slowed.
