The City and Industrial Development Corporation of Maharashtra Limited is a government body under the Maharashtra government, which plans and develops urban infrastructure and satellite townships.It also builds houses for various income categories under government schemes, one such being the ‘Maha Housing Scheme’. Here’s how to apply for it.
Application process
- Navigate to the official CIDCO homes portal to create your profile and sign up using your full name and mobile number. Enter your Aadhaar number and PAN details for digital verification.
- Input your bank account details and upload a photo of a cancelled cheque or the front page of your passbook.
- Select your target income category and provide details about your income and homeownership status. If applicable, add co-applicant info.
- Upload clearly scanned copies of required documents (such as your Maharashtra domicile certificate, income certificate, or caste/reservation certificates).
- Pay a one-time, non-refundable application fee of Rs 200 + GST to complete your profile registration.
Choice of property
CIDCO allows you to select up to 15 total preferences across multiple lottery rounds. You can specify your preferred location nodes, specific towers, and floor levels.To officially enter the lottery, you must pay a refundable booking deposit based on your category. While it is ₹75,000 for the EWS category, the LIG category must pay ₹1.5 lakh for 1 BHK homes and ₹2 lakh for 2 BHK homes.
The lottery & allotment process
CIDCO publishes a draft list of all eligible applicants. You will have a 7-day window to raise objections if there is any mismatch in your profile. A random computerised draw is conducted on the announced lottery date.Upon selection, you will be issued a Letter of Intent (LOI), after which you must pay a confirmation amount to lock in your flat. The remaining payment will follow the timeline stated in your allotment letter.
If not selected, your booking amount will be refunded to the bank account you registered.
Eligibility
Based on category:For the Economically Weaker Sections, the annual family income should be up to Rs 6 lakh. For Lower Income Groups, the annual family income should be more than Rs 6 lakh, with no upper income ceiling specified in the scheme guidelines.Based on possession of pucca house:Applicants, their spouse, or unmarried children under the EWS category must not own a pucca house in any part of India.
For the LIG category, applicants or their family members must not own a house in Navi Mumbai. For both categories, a domicile certificate issued by the competent authority is required. The applicant may need to ensure that the domicile certificate includes a barcode. This condition does not apply to ex-servicemen. For married applicants, it is mandatory to have the spouse as a co-applicant. If the male applicant is unmarried, the mother may be included as a co-applicant, whereas a co-applicant is optional for female applicants.
An undertaking is required if the primary applicant is single or unmarried. The application can be made in the name of male members of the family only if there is no adult female member in the family in the EWS category. If the applicant wants to avail a government subsidy, they must be registered with a local self-government body. The unit cannot be sold or transferred for 5 years from the date of the sale agreement. However, exceptions exist for statutorily reserved category applicants. Applications are cancelled if made with incorrect details or if the applicant or their family members have already availed benefits under PMAY. In 2025, the Government of Maharashtra announced a 10 per cent reduction in the prices of CIDCO housing units across various categories, making the homes more affordable.
