Among the developments drawing attention in this segment is One42 Golf Course Road, an ultra-luxury residential project by Experion Developers, where a recent apartment transaction valued at over ₹45 crore has highlighted the pricing dynamics at the top end of the market. The residence was transacted at more than ₹1 lakh per sq. ft. of carpet area, reflecting the price levels that select luxury projects on Golf Course Road have begun to command.

Industry observers note that demand for limited-inventory luxury homes in established urban locations has remained steady, especially among buyers seeking privacy, large living spaces, and long-term real estate value. One42 Golf Course Road has been planned as a low-density residential enclave with just over 100 residences. The project was developed with an investment of about ₹2,000 crore and is positioned for buyers who prefer exclusive residential communities with limited occupancy and carefully curated shared spaces.

Sales for the project are conducted through an invitation-based process. According to the developer, this approach helps maintain a selective buyer profile and supports the concept of a smaller, like-minded residential community within the development. The project has been designed by global architect Soo K. Chan of SCDA, while the interior design has been developed by a Singapore-based firm. The development includes multiple lifestyle levels, private sky lounges, rooftop social spaces, and other shared amenities designed to create a hospitality-inspired residential environment. The residential complex has also received WELL certification, a global standard that focuses on health and wellness within built environments. The developer has additionally introduced a 21-year seepage-free assurance, which it says reflects its focus on long-term construction quality. Experion Developers, the company behind the project, is the Indian arm of Experion Holdings Pte. Ltd., Singapore, and operates with foreign direct investment backing.

The group is part of AT Capital, an international business group with interests in sectors including real estate, renewable energy, and financial markets. With its location on Golf Course Road and a limited number of residences, the project reflects the evolving demand for high-value residential developments in key urban markets such as Gurgaon, where buyers continue to seek a mix of location advantage, design quality, and long-term asset value.
