The Khan family proposes to construct a ground-plus-stilt-plus-six-storey residential building with a total built-up area of 1,014.11 sq metres
Mumbai: Maharashtra Coastal Zone Management Authority (MCZMA) has granted clearance to a proposal for a new sea-facing residential building owned by actor Salman Khan’s mother, Salma Khan, in Bandra (West). The Intimation of Disapproval (IOD) for the project was approved by the BMC last year.The Khan family proposes to construct a ground-plus-stilt-plus-six-storey residential building with a total built-up area of 1,014.11 sq metres. Salman Khan currently resides with his parents at the nearby Galaxy Apartments in Bandra.The proposal was among 46 applications considered by the MCZMA at its meeting held on June 16. Khan’s request described the project as the “proposed redevelopment of a residential building on C.T.S.
No. C-165, Bandra (West), submitted by Salma Khan.”According to the Development Plan (DP) 2034 remarks, the plot is situated in a residential zone and is not reserved for any public purpose. The project site has a plot area of 367.90 sq. metres, an FSI area of 725.06 sq metres, a non-FSI area of 289.05 sq metres, and a total construction area of 1,014.11 sq metres.The MCZMA noted that, as per the Coastal Regulation Zone (CRZ) map, the site is located on the seaward side of the existing road.
The project consultant informed the MCZMA that the seaward-side plinth of the existing structure would be retained during redevelopment.The MCZMA also observed that, according to the documents submitted by the project proponent, the land was originally owned by Mary Clotilda Baptista. The MCZMA sought a No Objection Certificate (NOC) from the landowner, following which the consultant submitted a conveyance deed dated September 6, 2011.
The MCZMA further noted that the existing structure on the site has already been demolished.While granting clearance, the MCZMA reiterated that reconstruction of authorised buildings is permissible without any change in the existing land use, subject to the applicable town planning regulations and the Floor Space Index (FSI) norms that were in force on January 18, 2019.“The concerned Planning Authority should strictly ensure that the proposed redevelopment is without change in present land use and within the permissible FSI limits as per the Town and Country Planning Regulations that existed on January 18, 2019, before issuing the commencement certificate for the project,” the MCZMA stated.
