The Tamil Nadu government has simplified online patta transfer not involving subdivision by rectifying some of the shortcomings in the automatic mutation module, Minister for Revenue and Disaster Management K.A. Sengottaiyan said on Friday (July 3, 2026).
In a statement, he said that to expedite the issuance of patta, once the property registration not involving subdivision is completed, the system automatically transfers it to the buyer’s name online (auto-mutation), if the seller’s name, survey number, and area match the details in the existing online patta and the property is free of encumbrance.
Acknowledging some difficulties in this procedure, Chief Minister C. Joseph Vijay asked that the issues be resolved at the earliest.
Revisions to G.O.
After a review meeting, revisions were made to the Government Order (G.O.). Under the modified rules, auto-mutation will happen during land sale when the landowner (‘pattadhar’) and his family members co-sign.
Auto-mutation will also take place when the Power of Attorney executes a sale deed, though the seller’s name does not match with that of the ‘pattadhar’, as the sale deed is executed by the Valid Power of Attorney, Mr. Sengottaiyan said.
Last to next number
Whether or not the buyer has the patta in the same village, the software will assign the last to next patta number of the village by default.
This is to cut delay. Based on the revised G.O., amendments will be made to the automated patta transfer software and implemented within 15 days, he said.
