 What today’s buyers really want

Ready to move homes (Canva)

It would be fair to say that, over the past several years, the residential real estate market in India experienced a definite change in consumer behavior. The clearest evidence of this shift is the increasing preference shown towards ready-to-move-in homes.

This tendency does not reflect any cyclical phenomena but speaks of a more considered attitude towards purchasing and a different evaluation system based on execution credibility rather than on products.Traditionally, most residential sales were provided by under-construction developments. The reason for this was the presence of flexible payment schedules and therefore, lower financial burden. While both factors are still applicable, the criteria for decision-making have changed since.

Now it is necessary to make sure that delivery is guaranteed, construction quality is high and all aspects related to evaluation are positive.

This new perception of value is a direct result of changes in the market and its consumers. Muskaan Sarin, CBO & Director, TARC Limited shares insights.Delivery issues not a problemThere are obvious benefits provided by ready-to-move-in developments. First, buyers do not need to consider potential delivery issues and risks associated with execution.

Moreover, the choice of ready developments allows assessment of the final product. Such an assessment is based on such parameters as construction quality, spatial planning and compatibility of an asset with buyer's requirements. Another important aspect that should be discussed is related to buyer assessment of developers' credibility.

Experience in dealing with late developments and changes in delivery deadlines has made them more careful when making decisions about purchasing property.

The fact is that there is a higher preference for assets whose delivery is proven and is not just claimed. This issue is especially important in urban areas, where there are multiple options of residential real estate.Housing that can be used immediatelyHomeownership also developed new characteristics in recent years. In particular, buyers increasingly seek housing that can be used immediately and offers quick access to the benefits of ownership.

Urban consumers require this option due to frequent relocation connected with professional activities. In addition to immediate usability, there is now greater emphasis on how seamlessly a residential development integrates with the larger urban ecosystem around it.

Accessibility, travel efficiency and proximity to major business and lifestyle hubs have become important considerations in the home buying process.Changing perception of distanceThis trend is gaining momentum in Delhi-NCR as the development of infrastructure is changing how buyers consider the residential location. The latest infrastructure project launched by Honorable Union Minister Shri Nitin Gadkari aims to boost connectivity among various urban areas through expressways, elevated roadsand mobility without signals. Connectivity improvements planned from South Delhi to Gurugram, as well as quicker routes connection will considerably enhance regional connectivity.

As infrastructure improves, the perception of distance between urban centres is also changing. Residential destinations that once appeared relatively disconnected are now becoming part of a more integrated urban landscape. For homebuyers, this transformation directly impacts both lifestyle quality and long-term asset value.

Increasingly, buyers are evaluating homes not only on the basis of location within a city, but also on how efficiently that location connects to workplaces, airports, social infrastructure and green zones. From a financial point of view, ready developments are much more attractive compared to under-construction ones since they help avoid duplication of costs. Buyers will not pay rent anymore and will only need to deal with monthly installments of home loans. In other words, money will be spent in accordance with buyer's needs and possibilities. Additionally, completed developments provide greater financial clarity, allowing buyers to make informed decisions without uncertainties related to project timelines or future execution risks.

New expectation of buyersHowever, the list of buyer requirements does not end here. New expectations include low population density, privacy guarantees and provision of necessary amenities. Modern buyers focus not only on the speed of acquisition but also on other parameters that should be considered when deciding to buy residential real estate. Quality and thoroughness of designs have become one of the major criteria of success.

There is also a growing preference for developments that offer a more balanced living environment through open spaces, wellness-oriented amenities and thoughtfully planned residential ecosystems. The above pattern is evident when looking at the high-end and luxury housing markets, where the focus has been shifting towards ensuring livability rather than viewing the property only from an investment standpoint.

Space, privacy, low density and the overall community experience are becoming key aspects for urban development consumers. There is a clear sense that residential development ownership is much more about lifestyle now than just an asset. The current change in preferences also requires developers to reconsider their strategies. It has become obvious that they cannot sell developments in which there is a lot of work to be done.

To achieve success, the entire development should be executed properly in order to deliver a full-fledged residential ecosystem to the buyer. Of course, various regulatory initiatives aimed at improvement of control and transparency affected the situation in the market positively. Nevertheless, the existing preference for ready-to-move-in developments shows that there is a certain priority in the minds of buyers.

The shift indicates that consumer confidence today is strongly linked with execution capability, product quality and the overall credibility of the development experience.

In light of all the above considerations, it can be predicted that this trend will only continue to grow in the future. With the changing tastes of the consumers, the residential real estate sector is poised to be revolutionized such that ready-to-use housing developments get an upper hand. It is only natural that such developments should enjoy prominence in the residential sector especially those located in highly accessible urban zones.
