What are branded residences and why there is a surge in their demand in the real estate market

India's luxury housing sector is witnessing a significant shift with branded residences quickly becoming a dominant force in the premium real estate landscape. Once considered as a segment, found only in a few international cities, is now expanding rapidly.

Major markets in India like Delhi-NCR, Mumbai, Bengaluru, and Hyderabad are seeing this growth, fueled by increasing affluence, a desire for global lifestyles, and a preference for living spaces that prioritize hospitality. India has already established itself as a key player in the global branded residences market, according to industry reports. According to Knight Frank’s Residence Report India ranks sixth globally in terms of active branded residential projects.

India also accounts for almost 4% of the world's supply, and the pipeline is anticipated to grow in the near future. What are branded residences?Branded residences can be described as high-end, luxury homes that are designed and serviced in collaboration with well-known hospitality or lifestyle brands. They they are basically homes with hotel-style, turnkey services, featuring top amenities, professional management, and distinctive design, typically commanding 30-40% higher premiums over traditional luxury homes.

International luxury brands in IndiaTo build high end residential projects in India, developers are increasingly collaborating with international luxury and hospitality brands. In Delhi-NCR, Smartworld Developers and Tribeca Developers launched Trump Residences Gurgaon in Sector 69, a 1.2 million sq ft development with 298 residences priced between ₹8 crore and ₹15 crore, which was sold out on launch day with ₹3,250 crore in allotments. Whiteland Corporation has introduced The Westin Residences Gurugram in Sector 103 on Dwarka Expressway, a nearly 20-acre project with 1,700 homes priced between ₹6 crore and ₹12 crore and a projected topline of ₹15,000 crore. In Noida, M3M India has partnered with luxury watchmaker Jacob & Co. to develop ultra-luxury residences priced between ₹14 crore and ₹25 crore, setting benchmark pricing of around ₹35,000 per sq ft in the micro-market.

Dalcore has also partnered with global design brand YOO to develop The Falcon on Gurugram’s Golf Course Road, a project with around 96 residences priced from ₹10 crore. M3M India and Smartworld Developers have also partnered with global fashion house ELIE SAAB to launch Signature Residences by ELIE SAAB in Gurugram and Noida, marking the brand’s first residential developments in India.“Branded Residences are redefining luxury residences in India.

We are on the cusp of a definitive turning point, as high-net-worth individuals have ever more been looking for internationally accredited homes, signifying not only excellence of design, but legacy, prestige, and high-end lifestyle. These are times when consumers are not purchasing assets, but are buying identity, exclusivity, and best-in-class lifestyles.

” said Mr. Ashish Jerath, President - Sales & Marketing, Smartworld Developers.NCR emerging as the hub of branded livingDelhi-NCR, especially Gurugram and Noida, are becoming a center for branded homes, although Mumbai has traditionally dominated India's luxury housing market. Large land parcels, improved connectivity via corridors like the Dwarka and Noida expressways, and proximity to significant corporate hubs make these areas desirable for ultra-premium developments. One example of the carefully chosen luxury neighborhoods that developers are building is the 170-acre Billionaire's Block enclave in Gurugram's Smart City Delhi Airport (SCDA), where many globally branded residences are planned.

“Luxury real estate in India is undergoing a paradigm shift—moving away from traditional notions of opulence to a more evolved definition centred around design pedigree, brand credibility and curated living. Branded residences today have become the pinnacle of modern urban aspiration: a combination of global design intelligence, privacy and long-term asset value. At Dalcore, we see this transformation clearly.

It's collaboration with YOO inspired by Starck—one of the world’s most iconic design studios—signals a new benchmark for North India. The Falcon, rising on the prestigious Golf Course Road and limited to just 96 ultra-exclusive homes, is crafted as a true trophy possession: rare in availability, meticulous in detail and timeless in aesthetic value. The Falcon isn’t simply a luxury project; it is a landmark in the making—one that brings global design culture to Gurugram and offers homeowners both an extraordinary lifestyle and an asset uniquely positioned to appreciate and outperform”.

said Sidharth Chowdhry, Managing Director, Dalcore Projects Pvt. Ltd.Luxury buyers seeking global living experiencesBranded residences are appealing because they combine premium real estate with lifestyle experiences typically associated with luxury hotels or renowned international design houses. Brand association, carefully chosen services, and perceived long-term value, fetch these projects substantial price premiums when compared to conventional luxury housing.

Demand has frequently been high enough to spur quick sales.

For example, the demand for ultra-luxury branded living was reflected in the Trump Residences Gurugram project's total absorption at launch.Rajat Khandelwal, Group CEO, Tribeca Developers, says, “The segment is being shaped by a younger, globally exposed buyer base seeking hospitality-level services, stronger brand governance, and long-term asset value.

Global brands are choosing partners with proven execution, design credibility, and customer trust. While pricing and maintenance premiums exist, buyers see them as justified by superior appreciation and experience.

Cities like Mumbai, Delhi-NCR, and emerging micro-markets such as Gurugram and Pune are poised to become the next hubs as branded living moves into its next growth phase."Given the India’s expanding high-net-worth population and the growing number of foreign luxury brands entering the residential market, branded homes will become a defining feature of India's premium housing market. From fashion houses and design studios to hospitality giants, international brands are increasingly viewing India as a critical market for expanding their lifestyle ecosystems beyond hotels and retail into upscale residential developments.

Branded homes are positioned to be crucial in determining the course of the nation's luxury real estate development as developers continue to introduce global partnerships and design-led living ideas to Indian cities.
