Building rules amended for small industries

Panaji: The town and country planning department has relaxed the requirements for road access for industrial units.The gazette notification issued by the department deletes the earlier clause under which industrial units were required to also consider the “most restrictive criteria” among the number of storeys and floor area while fixing the minimum width of access.The Goa Land Development and Building Construction Regulations, 2010, has been amended by the TCP department to now permit the construction of industrial sheds and manufacturing facilities if the proposed road width is at least 10 metres.The notification was issued by chief town planner, Vertika Dagur.As per the TCP department’s rules, the width of the existing road should be six metres in order to construct a small, two-storey industrial shed on a floor area of 1,000sqm.

For larger industrial units where the area is larger than 2,000sqm and where more than two floors will be built, the existing road width needs to be 10 metres.The plot owners or allottees will be required to leave the stipulated setback for the road-widening area as prescribed in the regional plan or outline development plan.The new regulations, titled Goa Land Development and Building Construction (Amendment) Regulations, 2025, come into effect from the date of their publication.
