Members of the Andhra Pradesh chapter of the Confederation of Real Estate Developers’ Associations of India (CREDAI) have expressed gratitude to Chief Minister N. Chandrababu Naidu and Municipal Administration and Urban Development (MA&UD) Minister P. Narayana for introducing significant amendments to the Andhra Pradesh Building Rules-2017 through G.O. Ms. No. 273.
Speaking after meeting the Minister, CREDAI office-bearers Buddiga Srinivas and Bayana Srinivasa Rao said that CREDAI-AP had been in constant dialogue with the State government through representations and consultations with senior officials from the department, the Directorate of Town and Country Planning (DTCP), the Fire Services Department, and other relevant authorities.
They said these changes ensure alignment with prominent national jurisdictions and provide clear regulatory certainty for both developers and the approving authorities.
A practical mechanism had also been introduced, allowing for initial approvals for buildings up to 24 meters, with subsequent approvals contingent upon the submission of a Fire No Objection Certificate (NOC). At the same time, the newly amended regulations ensure that structural design and safety certifications cover the entire proposed height from the beginning, balancing safety requirements with procedural efficiency, they said.
The members said to promote sustainable infrastructure, impact fee reductions of 10%, 15% and 20% had been extended to IGBC-rated Silver, Gold, and Platinum skyscraper projects respectively.
The G.O. also includes provisions to withdraw incentives and impose penalties if developers failed to honour their commitments, they said.
