Owning a home provides security and stability, but for many low-income families, building a house remains financially out of reach.Sardar Patel Awas Yojana, an initiative launched by the Gujarat government, offers financial assistance to eligible beneficiaries for the construction of their own house to economically weaker sections and low-income groups.Under the scheme, eligible beneficiaries receive financial assistance in the form of a subsidy for house construction. The initiative seeks to improve living standards and ensure access to basic amenities such as electricity, water and sanitation.The scheme is implemented by the Gujarat Housing Board (GHB) and Gujarat Urban Development Mission (GUDM) in urban areas, while the Gujarat Rural Housing Corporation (GRHC) oversees its implementation in rural regions.
Who is eligible?
According to the govt, the scheme is primarily meant for poor families registered below the poverty line (BPL) in rural areas. To qualify, applicants must meet the following conditions:
- The applicant should not own a house or residential plot.
- The applicant must not have previously benefited from any other government housing scheme.
- Families owning up to 0.5 hectare of irrigated land or up to 1 hectare of non-irrigated land can also apply.
- If a husband and wife live together and a house or plot is registered in either spouse's name, only one of them can avail the benefit.
- Applicants must have been residing in the village for at least five years.
- Beneficiaries must provide a certificate from the village Sarpanch stating that they have not previously availed the benefits of the Sardar Patel Awas Yojana and do not own a house in their native village.
How to apply
Applicants can obtain the application form from the official website or the concerned local authorities.The completed application form, along with all required documents, must be submitted to the nearest Taluka Vistar Adhikari, Taluka Panchayat or District (Jila) Panchayat office.

What are the documents required?
Applicants are generally required to submit:
- BPL registration proof
- Aadhaar card, voter ID or other identity proof
- Address proof such as a ration card or electricity bill
- Land records showing that the applicant does not own a house or plot
- Certificate from the Sarpanch confirming that the applicant has not previously benefited from the scheme
- Income certificate or proof of income, such as salary slips or bank statements
- Any additional documents sought by the authorities during verification
Is there any application fee?
No. There is no fee for applying under the Sardar Patel Awas Yojana. However, beneficiaries may have to bear charges related to services such as electricity and water connections, as well as maintenance costs after the house is constructed.
Can a beneficiary apply more than once?
No. The benefits of the Sardar Patel Awas Yojana can be availed only once by an eligible beneficiary.
