BDA announces 4 new town planning schemes covering 969 acres

Bhubaneswar: The Bhubaneswar Development Authority (BDA) on Wednesday announced four new town planning (TP) schemes covering 969 acres.Govt officials said the TP scheme, called Samrudha Sahar, is a strategic initiative aimed at promoting planned urbanisation and accelerating economic development across the state through comprehensive urban and regional planning.Under the initiative, BDA will develop TP schemes in Patrapada mouza over 330.07 acres, Bhagabanpur mouza over 264.33 acres, Bijipur, Bhagabanpur, Baliapada and Kasipur mouzas over 290.67 acres and part of Bijipur mouza over 83.68 acres. Collectively, the four schemes cover 969 acres, BDA officials said.“The scheme’s objective is to transform the city into dynamic growth centers by fostering sustainable and inclusive development.

Also, it will facilitate urban infrastructure development through the integrated provision of essential infrastructure, amenities and services, thereby, ensuring comprehensive and sustainable urban growth,” the BDA officials added.Under the town planning scheme, landowners contribute up to 40% of their land towards the creation of public infrastructure such as roads, drainage systems while remaining 60% of the land is returned to them as developed and serviced plots.

“This innovative land pooling and reconstitution mechanism enables the creation of modern urban infrastructure,” the officials added.Officials said the TP schemes aim to ensure orderly urban growth through provision of roads, drainage, water supply, sewerage, electricity networks, public utilities, open spaces and social infrastructure, while ensuring equitable distribution of development benefits among landowners through land reconstitution and allotment of town planning plots.It is a participatory and equitable model of urban development. Earlier, BDA had implemented TP schemes in Sahajpur, Naragoda, Sijiput, Paikarapur, Tamando, Bijipur, Nugaon and Shyamsundarpur, covering 1,577 acres.
