From April 1, Bihar land registry will require 13 mandatory details for agricultural land. The move aims to ensure a transparent, digital and dispute-free registration process

Bhu-Aadhaar Plan Aims to End Boundary Disputes, Multiple Registrations in Delhi
Land buying and selling in Bihar often result in disputes due to incomplete information, incorrect details, and confusion over land records. To address these issues, the state government will implement a new system from April 1, 2026.
Under this rule, applicants must provide 13 types of information while registering agricultural land.
This reform is part of the Bihar government’s ‘Saat Nishchay-3’ programme, aimed at making the registration process more transparent and citizen-friendly.
Joint Directive Issued To District Collectors
The Revenue and Land Reforms Department and the Prohibition, Excise, and Registration Department of Bihar have jointly issued a letter to all district collectors regarding the implementation of this system.
According to the government, incomplete information during registration often leads to unnecessary legal disputes. The new mechanism aims to provide buyers with complete details in advance to minimise future complications.
13 Mandatory Details Required
Under the new system, applicants must first create an account and log in to the e-registration portal. They will be required to enter detailed information about the land, including:
- Registration office name
- Circle
- Village
- Police station
- Account number
- Plot number
- Land area
- Boundaries
- Land record details
- Name of the land record holder
- Buyer’s name
- Seller’s name
- Land type
The application will proceed only after all mandatory details are filled in.
Option To Verify Updated Land Records
Applicants can also choose to receive updated official information about the land. If this option is selected, the application will be forwarded to the concerned Circle Officer or Revenue Officer.
The officer will verify the uploaded details and provide complete information within 10 days via SMS. Applicants will also receive regular SMS updates regarding the status.
If no objection or correction is raised within the stipulated period, the information submitted by the applicant will be treated as correct, and the application will automatically move to the registration office.
Focus On Transparency And Dispute Prevention
The government believes this system will make buyers more cautious and informed. Many disputes arise because buyers purchase land without proper verification. With the new process, crucial details such as land records, plot number, and land type will be clarified beforehand.
The e-registration system will make the entire process online and trackable, reducing physical visits to government offices. The administration hopes that these reforms will make land registration in Bihar simpler, safer, and largely dispute-free.
