In Hyderabad’s real estate market, Telangana Industrial Infrastructure Corporation (TGIIC) created a new benchmark after a landmark e-auction in Raidurg fetched a record-breaking Rs 237 crore per acre, the highest ever land value realisation in the region.
The premium auction was conducted for plot No. 1A & 1/F, a strategically located 6.29-acre multi-use land parcel in Hyderabad’s Raidurg corridor. The auction witnessed aggressive participation from several leading national developers, resulting in intense bidding and a final transaction value of nearly Rs 1,490.73 crore.
According to TGIIC, the final bid price represents a massive 70.5 per cent increase over the reserve price of Rs 139 crore per acre. The latest auction has also surpassed TGIIC’s previous 2025 record, where land in the same region fetched Rs 177 crore per acre, marking an additional rise of nearly 34 per cent.
Officials said the auction was conducted through the MSTC e-Auction platform, ensuring a transparent and competitive digital bidding process. Global real estate consultancy JLL served as the exclusive transaction advisor for the deal.
The unprecedented price discovery is being seen as a major endorsement of Hyderabad’s booming commercial real estate market and Telangana’s investor-friendly industrial policies. Industry observers noted that the result reflects growing confidence among developers and institutional investors in the city’s long-term growth potential.
Commenting on the successful auction, TGIIC Vice Chairman and Managing Director K Shashanka said, “The phenomenal response to the Raidurg e-auction is a reflection of the extraordinary confidence that investors and developers have in Hyderabad and Telangana. Achieving a historic price discovery of approximately INR 237 crore per acre for this marquee multi-use land parcel marks a defining moment in the state’s growth journey and demonstrates the immense strength of Telangana’s investment ecosystem.
He also thanked Chief Minister Revanth Reddy and Industries Minister Sridhar Babu for their leadership and support in building a transparent and future-ready business environment in the state.
TGIIC stated that it will continue to focus on industrial and infrastructure-led growth through strategic land development, transparent allocation systems, and creation of world-class infrastructure across Telangana.
